There's a couple custodians at school like that. We chat about the sports scores, about how my work's going, and the like. MassArt makes a point to designate a particular custodian to a particular department, so there's continuity. They end up taking ownership of how things run, which means that if you need to repaint a wall after showing a piece, need to borrow a ladder, or anything like that, you go see them and they take care of you. It works out well. I can't count the number of times those guys have saved my bacon, both as an undergrad and as a grad student.
My bet is that welding work probably picked up. It's the kind of economy that taking time to fix something is probably cheaper than buying a new one. Winter's nigh upon us, and I can imagine the plows need mending before the first snows arrive.
